    3% commission on a $500,000 house is $15K.

    But you get to pay the buyers realtor another 3% (you can technically refuse, but no one with an agent will want to work with you). So that's $30K.

    A real estate attorney has a J.D. and might charge $300/hour and spend 5-10 hours on the sale.

    $3,000 for a legal expert vs $30,000 for a real estate license anyone can get in 6 months.

    I get why realtors used to exist.. before the Internet. But since you can find just about every house online? There is almost no reason.

    Only time I'd use a realtor is to find an investment property out of state that I'm not going to travel to see.

    When I sold my previous home I hired an attorney and he took care of all the paperwork for a charge . The amount was well worth it and very affordable. I then put up a sign and sold within 3 weeks . Think about it who knows your home better than you ? Skip the realtor!

    I’m a realtor, this so funny to watch. 90% of realtors go broke in the first year yet the perception is we’re all rich and do nothing. The truth is in the middle 10% of realtors are decent and if you know what your doing your right you don’t need one but I have found 90% of people don’t know what there doing and need help. For those of you saying just get an attorney, go for it they usually work for free up front too lol

    Realty is a service, if you know what you can articulate that accurately, a realtor can do the work of finding what is right for you, just like any professions, there are good ones and shitty ones. Or try to do it by yourself,‘good luck! 😂

    The Realtor system is a scam. The modern internet could quite easily make the MLS system redundant without much real effort, and real estate sites like Zillow, RedFin, and FSBO-specific sites already let you list homes. It's ripe for disruption, so maybe it'll happen before too long.

    Real estate agents, however, could still serve a purpose, though a much more limited one. I'm selling a home across the country, and my agent has coordinated all of the renovation estimates and worker access. She's earning her commission. I would also gladly pay an agent to help me find something that fits my criteria, saving me time and energy, but a percentage commission is the wrong incentive.

    With the advent of technology and current cost of housing, the price paid for Realtors must come down. Sure when houses cost $50k 5% made sense but today – come on!

    A realtor is mostly a middleman who connects seller and buyer. If both seller and buyer already found each other, like in this clip, most of their work is already done. There is a long documented history of people not understanding the role of middlemen in the economy.

    I bought our house directly from the owner. A few hundred bucks to have our lawyers draw up some paperwork and we submitted it to the county. Done.

    As a lender, I would rather have a deal with both parties represented by realtors than for sale by owners with the buyer representing themselves. Neither the title company or the lender are authorized to give advice outside their area of expertise. When these go bad and they do, it gets ugly, lawyers get involved and no one wins. WIth professional realtors representing both sides, the legal bits are covered, both sides have recourse to the realtors errors and omissions insurance and the lender and title company stay in their lanes. I know you don't like the commissions but until you've walked a mile in their shoes, you should stay silent. Just like any profession, there are good realtors and bad realtors. This is why relying on adverts or referrals from friends is not always the best idea. You should look for a top rated realtor in your area or get referrals from industry professionals as we know everyone and we know who is good at their job and who is just doing it as a hobby. Can you do all this yourself? yes. Is it legal? yes. Is it advisable? Maybe, depends on the situation. If you know nothing about real estate and don't want to learn, hire a realtor.

    I’ve considered getting my real estate license just so I don’t have to use a realtor. I know I can do fsbo but I wouldn’t have access to MLS and other realtors would likely not show our house to their buyers. They really are the worst.
