The listing of "$10" as the sale listing on the deeds of expensive properties in NYC is a common practice in their real estate market done to attempt to keep the actual sale price private. It's essentially a placeholder used to satisfy the legal definition of "consideration" of a property, but listed in the documents along with that $10 is often the phrase "and other good and valuable considerations", which is a roundabout way of saying "$10 + a couple of million more wouldn'tyouliketoknow?". In any case, it's been documented that along with the sale of the mansion, Lutnick had to pay a transfer tax of $106,400 for it. From that price we can extrapolate what was most likely actually paid for the property by taking a look at what the combined NYC and New York State transfer tax rate calculation was at the time he bought the property and extrapolating from there. When he bought the property in 1998 the transfer tax rate for residential properties over $500,000 relative to NYC+NYS law was 1.825% (combined). $106,400 / 0.01825 = ~$5,830,136.986, so we can reasonably assume that he paid approximately ~$5.8 million for the property. This estimate is also supported by the fact that other documentation related to the sale shows that on the same day he purchased the property he also acquired a $4 million dollar mortgage. He still got a good deal as the value of the property at the time was closer to ~$8 million, but no, he did not get a multi-million dolllar NYC mansion for only $10, though he definitely did buy it through shell companies owned by Epstein.
